It seems to me that it’s best to keep each asset in a separate LLC w/ an umbrella insurance as lines of defense but that certainly isn’t foolproof.

I want all transactions to go through my LLC account, like insurance, HOAs, Taxes, and other expenses, as well as income.I have an insurance for each property, but I'm thinking of getting another policy an umbrella insurance to cover both properties and to protect my personal assets.Could you tell me please if it's a right way of organizing rental assets or there is a better approach I should consider?

Avoid liability issues by keeping your property in good condition, renting to quality tenants, get a good insurance policy, and an adequate umbrella policy.

just a few I have seen in the forums include: due on sale clause, financing (especially later refinancing and programs not available), representing yourself (say in landlord tenant), continuing need for insurance for duty to defend (ie to cover legal fees to defend against a case), 50 state survey , piercing veil, merits versus land trust, or benefits over just landlord policy plus umbrella, transaction fees, ongoing responsibilities and formalities to retain protections, etc..probably a few more specific questions too as the bigger pockets audience is varied and pretty sophisticated ....but these are some usual suspects (also search site on terms like LLC or due on sale, asset protection, etc for more...) best of luck and look forward to your piece...
