If you are looking for $30K -$50K profits per deal (NET) with the occasional $60K+ then we are speaking the same language.

(Occasionally you hear of sellers approaching the highest bidder to make a deal after the auction, but only if the bid was nearly at the reserve anyway.)You also have to watch for shill bidding on those sites.

Areas that I look at occasionally but have avoided so far include the fourplexes off State and 56th and the long line of duplexes on State and 63rd Terrace.  

Though they were all pleasant people and, if they would have occasionally, that would have been fine also.

The good thing about occasionally chiming in with something incredibly wrong is that it brings the experts out to set things straight.

I only bring HVAC onsite for repairs and very occasional cleaning/inspections - like every 5 years.

I'm also trying to be 100% remote one day.The only down side I see to virtual is the being careful about costs of undeliverable mail blasts and occasionally needing them to forward certain pieces.
