Part of me thinks of all I’d have to put into my home now - commercial insurance, some furniture, a RO system (I’m on well and it’s fine for me but I’d want to put that in for seasonal renters) and that makes me think 💭 nahhhh but in the LONG term that’s probably nothing?!?!

Ancillary businesses that are not solid will suffer - movers, furniture sellers, refinance lenders, etc - but beyond that there's simply no logical reason outside of some apocalyptic event for housing prices to drop.

I had a previous tenant with a dog destroy everything in the home and I had to replace all the furniture, queen sleeper, mattress, bedding, linens, area rugs, flooring, so I am really leery about renting to people with pets now.

They are small enough, the street up costs for furniture, tv, etc should be less than 5k. we are already paying for the utilities.

There are six section 8 units down the street from us; 5 of those units are quiet, hard-working adults with young kids who behave BUT ONE unit has a family of the stereotypical section 8 tenants - they let everyone stay with them, there is trash all over their yard all the time, they usually have broken doors and furniture in front of the unit on a semi-weekly basis, and they even allow drug dealers to use their yard/corner for dealing.
