Depends on your income, debt-load elsewhere (auto loans, student loans, credit cards, etc.), how fiscally responsible you are....and most importantly, we're talking about a multi-unit here. 

Shoot for $300 or less.I always offer to pay for the docs and for establishing the contract servicing through a local bank that holds original ppwk, auto drafts the payments from my acct to theirs and does the annual interest reporting.

Basically you create your listing once, hit market and it auto posts onto dozens of different sites.

Then set up auto-deduction directly from these accounts for each creditor - mortgage, car, etc.

The AAA (the auto club people) sells insurance, has insurance agents in their offices, and I recently switched over to them, and they service my home, landlord, auto and umbrella insurance.Same thing with CPA's.

Although the probability of action on the DOS by the lender in a wrap is low (I auto-pay mine through my mgt co acct), it is a risk for your seller.
