So everything in the house was new from windows, to curtains, curtain rods, appliances (a couple we never used) granite countertops, custom kitchen cabinets (beech wood - very hard wood)  fancy backsplash, doors, HIGH END custom trim, flooring the 33 cubic yards of concrete for patio/driveway etc.

Then you have flooring, drywall, paint, trim, the electrician for moving the vanity light, the new vanity light, upgrading the outlets/circuits if needed (bathrooms now have an extra circuit), and are you up to code on ventilation?

Tenants like to hang christmas lights with 16d nails for some reasonj. yard and shrubs to be kept trim, neat etc. on the second warning letter from the HOA, I'll take over yard maintenance and that amount will be added to the lease.You get the idea.all cash

Maybe you need them to do some other work around the house like clean the windows, shampoo the carpet, declutter, trim tree branches, etc.

That last part is important since a walk-in is much more involved process, with framing, drywall, electrical and trim etc and if they tried to remove it or damage it when they left it could be a headache.

Then depending on the door frame, you could need to reinforce it with a 2x4 and re trim it accordingly.
