Even if your timeline is only 5 years why deny yourself the power of leverage.You know the old saying: The best time to plant a tree is thirty years ago.

It's really all there and has been forever, as far as we are concerned.The Bible teaches over and over about planting seeds, raising and harvesting, pulling weeds, taking the impure and burning it and all that remains is what is pure.

In fact, I wish that 3 trillion dollars was spent keeping Americans alive...instead it was used to start a war that W thought could be ended in a year (remember "Mission Accomplished") but other GOP leaders now think will last 100 years or more...If W hadn't been so focused on his personal vendetta, he may have noticed that Iran was building multiple nuclear plants...clearly, if the newly revealed plant is almost complete, it's been under construction for several years now.Too bad W didn't bother to notice it, and now Obama needs to deal with it once it's almost complete...

Just as you could "repair" walls that have 100 Gigantic holes by placing cheap paneling over the holes, you could also repair it correctly with taped, textured and painted drywall/sheetrock.

I worked in manufacturing plants in my adult life.

My idea being, it creates more of an attachment to a rental because the tenant may have a long term committment to be there to plant, care or harvest there garden.

I planted a 50 tree fruit orchard, purchased 10 steers, and put in a a stream fed pond of nearly 2 acres with island and Dock.

If they dry up, fall off, and the dog eats 'em after a couple days, and the paper is no worse for the wear, just hose it down with texture and paint it!

I have someone doing a reno for me on a rental now, carpet, laminate floor kitchen, drywall repair & texturing, popcorn ceiling scrape, trim, painting, and new kitchen counters. 

I currently own and manage 3 rental properties that are bringing me about 1000/month for all 3 rentals along with having a full-time job in our local chemical plant.
