@Stephanie Windemuth I simply do not agree with you .. this business model is ANYTHING but brilliant.. its been tried over and over and each and every company has a run make a bunch of dough and leave the poor investor holding the bag and many losing almost all their money.just not sustainable for a out of area person... its a joke really

They are told they can sell the education to pay for their education.I've not seen even ONE individual report going from modest income to success unless they has money to start with and thus enjoy the annual cheer leading meeting (which is quite costly just to GET there and it requires time off from one's sustainable income) and many Facebook friends.

If flipping is what you are looking to do, it is almost always best to do so in your own backyard as opposed to out of state which introduces all kinds of other risks you would not have if doing so locally.If buy and hold is your end game, then you also need to decide if cash flow is your goal to add to or replace income or if you can sustain break even or negative cash flow for a value add appreciation play which CA also offers some of the best opps in.
