Go to your local REIA, become very educated and be able to provide value to someone where if you brought them a deal with a clean strategic plan of how you were to make money, then maybe someone partners with you on a deal.

Climbed the proverbial corporate ladder for about 7 years, went back to school to get my MBA (this is where you really learn how to think analytically and strategically - I actually very much enjoyed grad school), and still climbing the "ladder" (feels like a Jacob's ladder).

@Cameron Riley - it starts by seeking them out, NOT by telling people you are looking for one, cause they are everywhere, but simply being strategic about where you go, how you interact and asking people that are doing/having/producing what you want, and they generally can give you strong referrals.
