"There are honest ways to address special "real" circumstances" Is a quote from that conversation that I think struck me and that's all I'm asking is about in my situation specifically.  

Obviously check the laws in TX to make sure you do not need to do anything special. 

As fas as how to rank your bases, if you do your homework and are patient, you can find a deal almost everywhere, specially for owner occupant.

Thanks, that would be a different county in Arizona......It is rare to get title insurance out here.....many investors sell these lands by Special Warranty Deed and some with owner financing. 

Some are conveyed by Special Warranty Deed but Quit Claim is quick and easy and very often used when only a few hundred dollars is being passed here in Navajo county, Arizona......The ones I'm going to sell I plan on selling by Special Warranty Deed (some I'm keeping) like I see many big investors doing in this area.......
