If you don't mind the chore, you can even park the RV without connecting utilities (solar + battery; filling clean water tank; emptying dirty water tank; etc.).I am not sure which option is more economical.

The first thing I did was hire the top rated property manager in town since the previous owner had self managed.I was in process of a refinance pre COVID but that severally delayed the process and I was unable to complete, I also struggled to find a bank which would refinance and keep the property in my LLC.From a pure cash flow prospective, its hit or miss in terms of profitability.

I think a private lender would be more comfortable in first position with 70% LTV, maybe 80 if you're lucky, especially at that low of a price point but most will want you to have skin in the game as a pure rental play.

If it is a pure investment, you have to put at least 25% down (so 75k * 4 = 300k) so $300k would be the highest price you could pay.

If our goals were purely growth oriented, then I 100% agree that putting the money into new purchases makes the most sense.
