Ive helped organize the well known Orange Blossom Festival Downtown Mission Inn, Toys for Tots programs, After School programs and so many other special events as well, and these parents have more of a dedication then others when it comes to buying a home.So if anybody wants to hear more on what I have planned.

My sister has a rental property in Orange County, California, and she's worried about her landlord one day feeling contrary and serving her an eviction notice for having three dogs (even though she has had three dogs for more than 6 months and he's never served her any warnings or notices at all).Still, she worries that one day he could be feeling contrary, and serve her an eviction notice for whatever he wants.

HI David,I really like hearing both sides from you and Jon.As an out of state and instate investor and a loan officer who works with newbie investors and seasoned pro's who operate in many businesses (flips, new construction, Multi and single family, etc), I will have to agree more to your side because most people I've encountered do not do the due dilligence necessary or usually have the capital necessary to make small mistakes while learning from each one enough with out risking their own bankruptcy.I see many in state investors in CA (Los angeles and Orange county, and San diego county) buy properties that are not even positive income on day 1 and this is assuming no property mgmt, capx, and or repairs.

Found insideairbnb.com as a very useful site with detail numbers in LA neighborhoods, but they don't have numbers in OC.Airdna.co seems to offer more cities but it's expensive to buy reports (without even knowing what's inside), for several cities to compare.Has anyone been there to share some data from Orange County?

For my first rental I did a 5% conventional loan 30 years at 3.8% in orange county ca.
