The numbers are tight , the cash flow is negative the 1st year (not looking good) , also I didn't see the other 3k for the refi closing so all in all (6k in closing cost) with the market like it is you should be able to make/ find a better deal. a couple of options would be to do the work yourself and cut the cost of the 20k you have to put in it, move into it and pull 80% out that would give you 124k, negotiate the price lower .

With the considerations I have outlined above for missing and low expenses, I think you will be cash flowing negative for many years before this property finally starts to support itself.

There are many people who have made a whole lot more money than me because of their risk tolerance, but I have always been the slow and steady wins.In uncertain economic times like this I am glad my wife and I (as a team) were able to make the economics choices we did because we are not negatively affected to the extent that many people are.I hope all new investors gain valuable insight and learn valuable lessons that will help them out in their path.The bottom line for me in life is that my family is healthy and that we are together.

@Kris Schonewill - there is zero inventory in Huntsville/Madison right now, unless you want C/D class, which I would not recommend right now in the current COVID 19 world, or to overpay on A/B class with negative cash flow, which obviously is not a good idea either.

Now if this is statistical growth over 1 month and it takes 12-18 months for a vaccine to become widely available one would have to conclude that they must make plans for a long haul and not simply think that it will disappear in 1-2 months of hiding.
