closing costs is a super general term that could involve all sorts of line items, so you really need to break down what fees and expenses you want to /  your lender will allow to be financed, and what you have to pay in cash up front.I prefer to pay as much as possible up front, and usually I pay 100% of any Loan fees and closing costs at the time of a purchase or a refi.

@Pavan Iyer Mortgage lender not involved in any leases I've seen nor would defaulting on the lease ever trigger a due on sale clause in my estimation but might be worth talking to your lender about that.

Brendan, I am not knowledgeable about FHA or conventional residential financing, but I think you need to meet your FHA obligation, which may involve living in it for at least a year, and the refi lender may want seasoning of 6-12 months.
