As the link shows, I would have to pass the 54 hr pre-license course (by passing 3 tests), pass state exam, apply for salesperson license, pass a 24 hr broker transition course, pass 25 question exam, and apply for the new broker license (all before July 1st).I'm not married, no children, 28 years old -- so I have time :-) If I can finish in 3-4 weeks, I would gain access to the MLS (BLC) about 2 months sooner.Is there anything else I'm missing?

Current ROI is 8% ((12 x 9 x $600) - $21000)/$560,000Potential ROI is 14% ((12 x14 x $600) - $21000)/$560,000There are a few variables I haven't taken to account like what rate of interest you will be paying but where are you going to find such high returns.You can play with reducing the asking price to see if it would make much of a difference but I would suggest offering something like $530K and accept what ever she counters at if you really want it.The only thing I can say is that this may turn out labour intensive, so factor in an addition 10% on the rental ($60 per month per property) that you have to pay a property manager.

They fail the test due to the factor the lessor usually fails to have some "supported legal consideration- a contract must be supported by some valuble thing that induces a party to enter into a contract and that must be legally sufficient to support a contract".

We don't have the cold temps that you might experience up North so maybe that is cause for concern.Have a plumber perform a pressure test on the house and that will tell you if the plumbing has been compromised.

I know lots of people love college rentals and make good money with them, but for me they are more management intensive (due to turnover)than what fits my business model.
