I know these areas are hot for Air BnB and its pretty easy to get the right kind of zoning for multi-family, especially if you're only doing 2 units to start with. 

If you have a furnace and air conditioniner in one unit it doesn't matter because the thermostat acts like a switch.

I am currently living in an apartment and my lease ends in 3 weeks so I'll need to move out into an air bnb in the meantime.

Furthermore, these houses are all made out of ship lap, which means they have zero insulation and single pane windows and the ones I am seeing do not have any type of central air conditioning.

I'm estimating $25k in repairs to account for new appliances as well as installing central air (kind of a non-negotiable here in FL).

Upgraded the septic, air conditioning.
