These people were paying eventually, but every week there seemed to be a dramatic 'I need to talk to you' episode. 

So, I started looking for ways to generate passive income which led me to real estate investing and I was quickly referred to BP.I started by listening to the BP podcast (multiple episodes per day on 1.5x speed) and creating a list of topics to dig further into.

The positive cash flow is episodic in that most of the students pay an initial security deposit and then pay their semester rent when their financial aid is released once each semester.

Right now, the rough plan is to educate myself as much as possible over the next 8-20 months by catching up on the podcasts (currently on episode 100), reading a pretty good list of real estate books I've compiled from Famous Four recommendations and from friends, and surfing these forums.
