I've done some advertising on craigslist and such but I didnt know I could actually use birddoggers because I thought we were like in the same boat, but now that I know the difference between the two (thanks to biggerpockets), I will definitely be seeking them out.But like Rich said, I'm able spend some time on sites like these to gain information, get my contracts in order, and know & understand the process all the way through.

I have an understanding of analyzing the income statement determining a cap rate, but when it comes to individual expenses: contracted services & maintenance, utilities, insurance, reasonable vacancy, advertising, management etc.

While I like to think of myself as an optimist, there are plenty of oppurtunist REIs that use such advertising to take advantage of amateur deal hunters without having to pay them.hope that helped!
