I'll chime in.... this strategy isn't investing, it's gambling. 

The home prices are astronomically high and while they could go higher, I think that buying one would be a huge gamble.

You are no longer investing you are gambling that the rents appreciate or you can refinance the property into a positive CF position before you run out of money.

You shouldn't be spending it, gambling it, or investing it.

(basically being Certified), the selected contractor is basically 'winging it,' and you're probably taking a gamble.
