I’m actually going to see a deal tomorrow in the desert, it’s only about an hr and a half from Orange County.....looks like there are opportunity for decent cashflow out there.

I have a buddy who is a chem engineer who switched to a RE broker and makes 400-500k in orange county but hes a straight hustler and works like 55-60 hrs a week.The cool thing with being an agent is you get to see deals every day, you get to walk properties, meet with inspectors, appraisers, and be as close as a deal as an owner with out having the risk of owning or purchasing.The same can be said with a lender however we dont typically go to the site as often.Pros and cons to each.Best of luck,

I'm curious if any investors have a high cash flowing property in a low appreciation area that they purchased +/- 30 years ago as well as a no/low cash flowing property that they purchased in a high appreciating market such as Coastal CA, Orange County, San Francisco, Coronado Island San Diego, Lower Manhattan, Miami beach, etc., that was purchased around the same time.

I tend to favor the orange properties also because they are going to be landed on more often just do to the fact that people get sent to jail from other places on the board so when they get out they are going to roll and love to somewhere on that side.
