I recently purchased a short term rental unit in the Palm Coast area and am wondering if anyone has a good lease template they send their tenants?

I'm looking to purchase 10-15 new-build single family homes (250k-$300k range) as long term holds.

Probably best to steer clear.A syndication would likely trigger UDFI (unrelated debt-financed income) at some point in the hold period, unless they are purchasing the asset without a loan (highly unlikely).

Purchase price: $317,000 Cash invested: $30,000 Short term primary -> long term hold with a 3.25% interest rate.

Most HML's can lend up to 90% of the purchase price and 100% of the rehab.

Your first purchase with your brother should be a house hack of a multi.

If you are looking for 100% financing of purchase and rehab, you will likely not have much luck, even if you had experience.  

After doing some reading and research I settled on partnering with a few turnkey providers and am very happy and excited to say that I have purchased 3 properties from 3 different providers (one is a duplex) and am embarking on what I feel is a bit of an experiment.  

Purchase price: $1,650,000 Cash invested: $139,000 Alexandria, VA commercial office building. 3 office tenants, fully leased upon purchase.

Purchase price is around $250k.
