The vast majority of them are likely honest, high integrity characters with great advice and a story and information worth learning from. 

Those include having done multiple deals with the borrower and having a high degree of confidence in their ability and integrity.

In my opinion, that's not a great way to be starting out in this business...Personally, I'd rather lose money on a deal than go back on my word, throw my integrity out the door and ruin my reputation.

It is generally not the fact that it is a 1031 Exchange but that they will not allow the contract to be assigned.The most common sequence of events that lead up to this problem is as follows:Investor sets-up a 1031 Exchange with QI Investor sells their relinquished property through the 1031 ExchangeInvestor locates an REO property as their replacement property and identifies it to the QI Investor makes an offer to, and executes a PSA with, the financial institution to acquire the REO property as their replacement property Investor attempts to assign the PSA to the QI in order to properly integrate the replacement property in the 1031 Exchange, and financial institution refuses to allow the assignment.
