I'll take any advice yall want to give about what are the top things to look for before entering into a contract or red flags that make you want to walk away.

for the lease-option assignment this is what I do First I get a really good value for today with comps not what the seller wants  Then I enter into a lease and option with my LLC Then in my letter of intent it says that I'm going to sign my contract for a fee  I record my option to purchase in county records  I sell my option to purchase for 3% I hope that helps

I tried to sell this property 2 yrs ago and due to lack of buyers I entered into a Lease option contract but after 10 months the buyer backed out and forfeited his deposit.

One of two beneficiaries asked me if I'd wait long enough until she entered and completed law school.

I'm not a realtor, but if I was to enter a general partnership LLC with a realtor and we market to wholesale, does it need to be disclosed that one of us is a realtor?

You may not be able to enter a contract yet, but you may be able to bird dog deals for someone who can.  

There's tile in the most trafficked areas in the kitchen and adjoining dining room which is where you enter.

It doesn't sound like much was done that would step up the basis - also if the owner entered with a 1031, the basis would be even lower.
