I am about to contact a mortgage broker, first because someone in another post told me they can be really helpful, and second because he might be able to get this commercial mortgage much easier than a regular bank.

You would need to do that under a broker (who may have issues with it because PM companies have more liability) or get your own broker license and do it through your own brokerage.

I work with a really good broker that you may like to hang your license with.

I myself don't buy SFH above $150K because numbers usually dont work in my favor, but i would suggest networking with real estate brokers who focus on higher end  listings.

Yes, diversify as much as possible within the limitations of the 1031e.With that much liquidity, she needs to be talking to brokers and large-scale property managers.

It has its flaws, but the customer now knows that if they have all the numbers on paper, it is a scam.

As to your next / first steps....If you haven't already, I would recommend that you start talking to lenders (banks, mortgage brokers, credit unions, etc.)
