I came across 2 duplexes and a triplex for what seems like a good price for me, being from Washington state that seems to pencil out pretty well but don't really know the area. 

Focusing on areas that will appreciate well is super important, as equity down the line becomes a huge game changer when growing your portfolio.

In my life outside of real estate, I worked in Information technology where I have participated in the creation of open source software as well as documentation published under creative commons. lots of license thinking to borrow from.It has always felt wrong to attempt to monetize everything associated with real estate investing.

@William Johnny - I have investments in Delaware County and have done BRRRs as well as multifamily.

It wouldn’t make sense for someone to say, “well this is the best choice I can make in the moment so I’m gonna make this other one instead”.

Those are just a few points and I know many others have more thoughts as well!

We added some custom details to the property to make it more appealing for our tenants as well as manage the property effectively and efficiently so that our tenants always wish to stay residing in the property.

There are many areas with high cash flow that experience little to no appreciation, and others that may cash flow a couple hundred per month that have potential of appreciation, though the values of those homes are well below national average.
