@Steve Ahn Keep in mind that a 1 hour drive, with no traffic, away from NYC can be country like in many areas. 

The front of the lot is on the main street of town and has a lot of tourist foot traffic - so this is also an investment opportunity.

This is literally all we have to do to generate more than enough traffic to fill our units.
