Shame and dishonor when dealing with landlords went by the wayside long ago.You let this go and she'll be proudly telling all the other tenants and anyone who will stop to listen to her about how she managed to get one over on the soft-hearted and stupid landlady, and that sets a precedent.

I’m especially thinking of hand soap, body wash, coffee, and then towels and sheets as needed.Have you considered how you plan to manage pricing and messaging?

. 😂 I used to tear paper towels in half.. just a habit .. now they come perferrated in much smaller sections.. so I was not the only one. !!!

Talked with many hard money lenders and got several soft quotes.
