A December 2020 fire caused by a condo next door caused damage to the exterior and interior of our unit, and complex (3 units).Our homeowner policy through nationwide rejected our claim (4 months after approving the repairs) citing that we did not have the short term rental insurance policy , and commercial exposure isn’t covered Bc we had a tenant with a 4.5 month lease. 

This one needs virtually no work with the exception of drywall, paint in the dormer room.Here is the run down....3 bed/1 bathFull basement (really nice and partially finished)Listed for $35k (Before foreclosed it was listed at $78k)We offered $27k they rejected.

It rented to the first applicantI have a vacancy right now that my phone calls are from people like 2 unmarried couples that want to share a house (no thanks), or a person that gets real disrespectful when I tell them I check credit (rejected for attitude if not bad credit).

I do know if you do not approve you would need to send a rejection letter.

The goal is to send at least 5 to 8 offers per day knowing that most of them will be rejected (they're all low ball offers but we're looking for motivated sellers).

On a recent offer I made (rejected by bank), the house was 2 bdr, 1 bath, 850 square feet, and the only other 2 bdrs/recent solds in that area were 1100+ square feet.

Once you make the offer the seller can either reject the offer, counter or accept with the comment "when can we close?"  

I didn't ask to be compensated, and even if he tries to pay me tomorrow I will humbly reject his offer. 

I've placed 10 offers in the past few days and all of them have been rejected, except 2 that I'm still waiting to hear back on.

Ive actually seen more bowed floors in new construction when framers set floor joists crown up... just didnt reject joists with too much crown.
