I got stationed here about a year and a half ago and have been renting so this fourplex will actually save me about $700 a month since the other three tenants’ rent will pay the mortgage. 

I’ve been stationed outside the US for the last eight years and that’s is my strategy when I finally get back home.

Same town,  we are close to downtown, and the train station.  

Both work menial jobs, gas station and waitress, but together their income estimates are good enough.

I recently have been building a partnership and team in the College station/Bryan Texas with a strong interest in San Antonio as well.

Do I remind her that a few weeks ago she refused, in front of me and the pest control guy, to use snap and glue traps and only allowed him to put out one poison bait station? 

Gas Stations, Starbucks, Burger Kings, etc.

I'm sure this will pencil out.... there does appear to be a fire station across the street though :(But then I ran the numbers and not only does it garner negative cash flow, it also doesn't seem to hit an ARV that would allow a cash out refinance (70% of the ARV basically equals what I would have put into the deal... so I'd get my money back but nothing more)I'm hoping someone with some experience in this area and who understands true reno costs could run their own version of this same exact report and see where you come up differently, if at all, and share the link to that report so I can compare side by side.

My parents purchased this house in 1994 while my father was stationed at an Army base in Colorado Springs.
