How much equity do you have in the house now?

How much and what would I do with the gain on sale, and how does that help or hurt my strategy?

I have heard of a lot of scams with note buyers, just like pretty much everything else.

To that end, in most cases even if the properties are owned within an entity, the principles (investors) will need to personally guarantee the debt.
