The tenants cover most expenses so there is minimal room to create operating efficiency, and the likelihood of materially pushing rents is probably low. 

And what a waste of time.

You blatantly deceived everyone reading this post and wasted our time by trying to give you advise on how to get started with nothing. 

The house has put me in a position to only be able to save minimally so to expedite the process I've decided to add a bathroom and update the kitchen in the next 2 years and then take a line of credit to purchase a multifamily or flip depending on the options.

Even then there must not be minimal insulation above the ceiling (or a big draft getting to the panels) to allow a line to freeze.

Depending on your financials, you can qualify for grants and other programs that minimize or eliminate your down payment, typically on multi families 4 units or less.5.

I no longer bother trying to buy them...and as an agent, I do not write offers for them, or list them anymore since doing so is a waste of time.

A big waste of money as far as I'm concerned.
