In other words, generally speaking, is this a situation where you would still pull the trigger on the right deal if possible (acknowledging that the "right" deal is extremely subjective), because things won’t necessarily improve much in the near to medium term?

Hello all,I have recently come into some land and after some research, have found that the land is in a MDR (medium density residential) zone.

Although ultimately I would like to grow into a smaller multi-family unit, I want to cut my investor teeth on a Medium Term rental and am looking at Tulsa OK.I have been working on setting up a plan for furnishing (this part excites me!)

We've found the "happy medium" is researching which of the 173 NEIGHBORHOODS in the City of Detroit to invest in.

Also, @Zeona McIntyre and @Sarah Weaver's book "30-Day Stay: A Real Estate Investor's Guide to Mastering the Medium-Term Rental" was tremendously helpful; the bonus chapter by @Jesse Vasquez led to helpful advice from him on BP Forums.

@Patrik Kisucky - Thanks for the response, I have also considered new wood with the medium risk cert (required for replacing things), so definitely an option.

(adding height to a replacement window ia much cheaper tham adding width)

Is the width and length appropriate...like it's not 15ft wide by 200ft long or something like that.Are there any drainage issues?
