Don't do partial payments to a bunch (I've seen old 'quiet accounts' wake back up and start reporting late/partial payments when folks do that, doing more harm than good), pick creditors and pay them off entirely, smallest and most recent first.

They want to do deals, but have less incentive to close particular deals than either the buyer or seller.  .It's like playing chicken with someone in a sufficiently large car such that they aren't actually going to be harmed by the impact, meanwhile you are riding a bicycle with no helmet.

But if your doing a few a year, I would applaud you for doing things yourself.Another thing I would advise, if you are going to take on a task that could cause harm, such as electrical, or HVAC, structural, etc.... make sure you take the time to educate yourself and make sure you do the task correctly.

I want our next investment to be a duplex/triplex in downtown Sarnia.My reasoning for Sarnia: The downtown core is growing, the new brewery is receiving a lot of attention, the college is expanding (two new buildings), the research park is at capacity, they are transitioning from the chemical valley to a bio-industry cluster, which has already attracted two new plants, and the area is anticipating the announcement of a major plant expansion (that I have a good authority is happening), and taxes are some of the lowest in the province.
