It was garbage.

It’s hard to know what you might be missing if you’re not denoting the categories, values used, etc.For expenses I ran - Vacancy 5%, Capex 5%, Garbage 5%, Repairs 5%, Water & sewer $80 monthly, Insurance $80 monthly.I used conservative rents for the area, for the 1 BR I used $800 a month; I believe we could realistically get $850-950 for the 1BR, and the 2 BR I used $950; but other 2BR's in the area are going for 1300-1400.

Or if a hoarder didn't take their garbage out for months, you could evict them.4.

I see a lot of wholesalers trying to flip the same garbage around multiple times.But we would see a big gap up in price if Amazon came to Dallas

Hate how people try to sell garbage(( So..

But I am paing electric/water/sewer /garbage as I didn't think the upstairs tennant would want to pay for the other persons electric use.

What will be taxed will be the net cash flow... after you've paid all the expenses for the rental (water/sewer/garbage, maintenance, etc etc etc) and the interest on any debt for the rental.

Is garbage shared with one dumpster or does the tenant each have their own trash can??

Craigslist shows lowest 2-BHK unit at $1095 without water, heat.My figure at $975 is pretty conservative as this place has heat, garbage,water, etc included.
