That promotes savings.We could get rid of a large portion of the DOE, programs like SS, medicare and medicaid, welfare, keep the FDIC for deposit insurance but cut their workforce at leas tin half and stop breathing down the necks of banks and imposing process and procedure regulations instead of top level regulations.

Problem is they know nothing about real estate, standard practices and procedures, have never seen a purchase agreement, and don't know what it means when they read one....let alone all of the implications of their actions when they're trying to do this.

Two different issues at play here:1) Contractually/legally: whether you are entitled to return of the EM2) Leagl procedure for releasing the EM to either party: in most jurisdictions, without a signed release from Both parties agreeing to release of the EM to a certain party, the firm holding the EM can Not release it.
