I have no problem with people paying those prices (I don't really care, in fact, I prefer my competition to over-pay), but I thought it was important that the OP understood what he could be getting if he shopped around...and that it didn't require lowering your standards.

James and Brent did more damage to their business reputation in this thread than the OP.

To OP, if “breakeven” means your rent received and mortgage are equal, then Dan took the words out of my mouth.

Why not refine your average to homes more similar to OPs?

And I am not joking, I have put this out many times, even offered a bonus reward if the OP took me up on it.

I’ve always found their data to be very good.I was simply sharing evidence that widespread claims of waning demand, such as OP’s that “guests are getting over airbnb and opting to stay in hotels again,” are not factual. 

And Henry, really good thoughts on how to do this, there are risks for the OP for sure.....

But here in the States we pay our own lawyers unless there is an express agreement to the contrary -- check the TREC contract on that -- so my answer assumes that a specific performance case would cost OP more than the 10% bump in price.
