The last tenant I inherited has worked out so far - another woman who had been renting her house for 19 years (self paying).

Just got nailed once when I thought the house was full of antiques but they were all fakes, mostly newer reproductions, the old woman was always telling her nieces to take good care of her very old and valuable antiques from her parents and grandparents homes.

I also don't have tremendous cash reserves.One is a cute home that the wife and I will live in for a year, 145K list and the other is a foreclosure listed at 37K.My questions are these: what challenges will I face buying a foreclosure?

I'm interested in cute houses that I can just put a for rent sign up on on closing day. (2.1) I have a full-time job that is my primary focus.

This woman has used a company's name that is similar to Greenblatt's ( you do the googling)!! 

I decided to call them and ask how i can find them and the woman told me i would either need to know their name or case number. 

I was very upfront with the woman that I hadn't done one of these before but I would do my best to find out.
