I've been looking into sandwich leases for sometime, and was wondering why no one ever mentions transfer taxes on sandwich deals.In delaware, its 1.5% for buyer, and 1.5% for seller.

The reason why the lender is foreclosing on the property is because the lender knows that in order for them to get the property transferred back into their name is to follow the process of foreclosure.

However, I just learned that its mortgage company doesn't do mortgages to LLC's, not even with personal guarantee.I read in another forum that a way around this is to acquire it under one's name and then do a warranty deed to transfer ownership to the LLC.Please help me with the following questions:1.

He keeps a briefcase guy with him at all times.I Mark, am the lady with the purse full of cash....or well at least I was the first time, because the banks were closed that Monday before the sale and the only thing I could do was run around to one Western Union after the next transferring cash from my accounts.I got it together on my next auction and got cashier's checks for up to the minimum bid and then a purse full of cash for my cut-off..lol.
