But right now I am having issues with them in general and the idea of yet another governing body telling me what I can do with my house is not inline with my values and they don't seem to enforce the rules that I was hoping they would enforce which is why I bought here in the first place.

Hi @Vick Galu - You have a few options:1) You can send a letter to the owner as your first attempt to communicate - you can find the owner's address at gis.hicentral.com,2) You can try to find their phone number via a skip tracing service like Intelius or PeopleSearch3) You can knock on the door and ask the owners if they're interested in selling, or4) You can hand off the information to an experienced investor as you mentioned who will choose one of the above options.If you have any more questions, just keep asking - If you find something, let me know :)

You also have to attempt to send it to the physical property even if you know it is vacant.

The mortgage getting wiped out does not affect the debt to the lender, and yes they can still attempt to collect.
