He's going to screen applicants from San Diego as he currently works for a property management company there but is needing to get someone in there hopefully prior to his departure.  

Tenant screening aside, you just never really know.  

(assuming this is a rental, some of the higher-grade commercial finishes would work better in high traffic areas and might keep you from having to screen and recoat as often as you would).  

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

And I would like to think one day in the future I can provide that opportunity to an individual(s), a couple, or even family who deserves it the most.That being said, everything in our society comes at a price, whether it is financially or through blood, sweat and tears.

Mine has 1.5 and more square footage if you count the carport, front porch and back, screened in deck.
