I have partnered with, and have also mentored inexperienced aspiring RE investors in the past, but those arrangements were mutually beneficial, and the partner or mentee brought significant value to the table....If you simply want a partner because you don't have the money to buy a duplex on your own, then I'd say there might be other, much less complicated ways of getting your start in RE investing without a partnership (e.g.; try to house hack a single family home on your own, or look into other ways of getting the financing you need for a duplex that doesn't involve a partnership).If you do end up pursuing a partnership, you'll definitely want to have an attorney who is experienced with real estate law, contract law, and business partnerships, to help you set it up...Good luck out there!
