And I hate to get political on this wonderful forum, but the idea was fabricated by paranoids and liberals who hate progress and want to end all technology forever so that we can resume our "natural state" of walking around on our knuckles naked like our ape-ish predecesors (or adam and eve).

@Adam Abdel-HafezThe quote I was given and what I came up with myself happened to be similar, but simply assuming a sq. ft. rehab would have left me with a rehab guess of around 40k or so had I just used the cost per sq. ft. method.

Account Closed  Adam if he's under rented 50 dollars a month (By his own admission) on a $1000 dollar a month rental  (he didn't say how much rent he was talking about) that's 1/2 the cost of the PM.  5% of the rent.

As for the SFHs, if the Agent is adamant they "all gotta go," then it is realistic to ask for P&L statements on the entire package, which would, presumably, break down each property's profitability.
