Justin, I'm not based in Vegas so take my questions/thoughts with a grain of salt, but wouldn't it be better to at least give COVID a little bit of time to settle down before making this huge financial decision?

Kept it for several years until I got into rehabbing salt damp damaged bungalows with a few other guys, so I reluctantly sold it for about double.In 2012 my wife & I visited the city & most of the front yard had been expropriated to enlarge the road but the place was immaculate.  

Admittedly I don’t know where the numbers will work, I’m pushing margins in the salt lake valley and nothing I’ve analyzed yet is giving me the COC that I would like or feel comfortable with. 

I personally believe the Utah/Salt Lake county will see the most growth, especially the northern end of Utah county where the tech corridor sits.

The other factors are replacing the softer, repairing the well, and filling the salt monthly.

I personally would never spend that kind of money for a class or mentorship regardless who was giving the class, I’d put that money towards my next deal, but I am a rookie at this so take what I say with a grain of salt.
