In college rentals, I don't know that I would jump onto the LVT wagon...price wise you may not get the bang for your buck due to the high traffic, high wear nature. 

Still post there, but I don't get nearly the traffic I used to. 

The Roosevelt Mall is going to see the addition of 300 new condos, which will add more retail and better retail to the area, more traffic for sure.

I think some of the softwares mentioned are web based and only work with companies in the USA.

I don't see anything here on BiggerPockets, or their web site, that is less than 2 years old.

The location is pretty good as it is located on a very visible side street off the rural highway and there is plenty of traffic that passes the building every day.

Personal companions are fine, but a home business that brings traffic to neighborhood is not fine (versus selling stuff on etsy or ebay).
