I've got a waiting list of people that are tired of staying in a motel that want to move into a furnished house of mine for these reasons:Fully stocked traditional kitchen you would find in a house.Laundry room with a washer and dryer.Living room with cable/wifi/streaming HDTV.Your own bedroom with tasteful paintings of T/A.An outdoor grill.It costs less than a motel room.You can also shoot a bow/arrow or pellet gun in the back yard.

Additionally, if you are allowing tenants to have washers/dryers in the units, they may be doing all their friends and relatives laundry.

Inspector came back with a lot of subjective opinions, such as the deck MIGHT not be permitted, the washer and dryer work but look old and will likely need to be replaced/are due for replacement, etc.

So the amenities she is given is a parking spot, washer/dryer access in our basement and of course her own apartment with dish washer (not common from what I've seen).

Also verify with the tenants to see if any appliances are theirs...had a seller put in the contract that the washer and dryers came with the purchase of the house but after talking to the tenants at the walkthrough on closing day i found out that they owned them...which resulted in me getting a credit at closing.

We actually went to the local used appliance store and put washers and dryers in every unit (total cost <$1000) and advertised that they included W/D.
