@Luke Slapa  Even if you did show income on your taxes, with an appraised value of $36k, it's going to be very hard to find a loan simply due to loan amount. 

Meaning, very simply,  a person with a 50k W-2 job or 50k rental income are taxed at the same bracket. 

But this is simply not the case here.

You simply tell them you are not renewing and they have XX days to get out. 

I'd use an oscillating saw to cut above them to the studs before pulling them.

I read a lot of the forums and questions and answers. t's interesting how many people think that simply having insurance, and an umbrella policy with an LLC will really do anything to protect them.
