For perspective, there might be 2-3 hearings for a restaurant to get approval for sidewalk outdoor seating yet this Amazon deal and the MOU which was signed had little to no public input or review by Community Board, Civic Groups and the City Council.

@Greg Callan I wouldn't get to caught up on cap rates for 1-4 units, it's just a bad sign for me when you're proforma cap rate is 4.5% and you're borrowing money from the bank at 4.75%.

depends on tenant age, maturity and previous home ownership history. pellet stoves generally very safe 98% shut off with no electricity so not great safety net in grid down storm. and flame isnt open to being touched and can be controlled with thermostat   but as with everything from tub, pool, gym, ensure they sign legal form, require renters insurance, get your agent to include it and have lawyer draft a memo and add basic training every heating season. i am looking switch over my oil to pellet wood boiler fed by auger but its auto feed system in basement.

So while I can't speak as to how their month to month operation is, I can say I was extremely impressed with how quickly they place a tenant, and they were able to get a lease signed for a couple hundred more per month than I thought!

The contract i signed and my lawyer reviewed did state that the seller would be responsible for any liens.
