@Lee Goree  You find serious buyers are only going to deal with  serious sellers .... these types of deals trade off line and in big smoky rooms filled with big boy players...

Most the projects started early last year are almost done, The big players in our market had announced that they were going to stop building apartments in 2015 as they anticipate supply to meet demand, that was BEFORE oil started to fall.  

However, if you trained yourself to find a really good deal and put one together with the funding, you could offer it on your terms to someone who you think is a professional and honest player and that means your very own completely independent diligence from the get go.

@Curt Davis Heres why I think its possible : Big players in Wichita (certain top level real estate agents firms) seem to be buying up a ridiculous amount of good rentals ; I know they aren't doing it the same hard working ways that all of us average investors are because they would be find 30-50 steals per year.
