If you're going to be doing any serious structural changes,  have an architect draw up some plans even if the city doesn't require them because they might change their mind.   

Anyhow, I was given the names of an attorney and architect with experience in Boston with this.

Costs would involve having an engineer or architect help with concept drawings and getting it entitled.

An architect will charge you anywhere from 1-3 dollars a sq ft to review and stamp your plans.

I did get a couple of quotes from architects but they were much more expensive than the drafter.
