They are located outside of Detroit, but have done numerous deals on lake properties in upper Michigan.

There are a lot of risks out there now and I am trying to keep some pretty conservative assumptions in my numerical models (which are based on case studies from Brandon Turner's book). 

My approach has been an organic outreach with an invitation to connect and hopefully a brief conversation to see what kind of deals they fund, criteria and if we would be a good fit. 

Just think when you purchase stocks, you aren't invited into the board room of the companies.

Anything in the middle is inviting a lot of problems, especially for smaller projects like what you seem to be doing from your post.
