I hear all the information everyone is giving for, but what is the driver that will make it grow?  

.: pizza delivery drivers, school bus drivers, lawn care staff, delivery drivers, junk men, mail delivery, etc.

Kinda like getting your driver license.. without knowing the " traffic laws " you may be able to drive ok.. but when you get pulled over by the cops they will explain what traffic offence you did not know your getting the ticket for.. eh ?

Case in point rates have never been at 2% as quoted, just under 3% was the lowest.The only metrics that really matter when you try to look for a housing bubble are affordability (still excellent in my market, yellow flags on the west coast) and inventory (all time low).Supply and demand are the basic drivers, and yes higher rates should cool off the market.

Conversely, many here on BP take their $100-$150K all in and do 2-3 flips a year for a better return, better rental numbers if stuck and gain a free and clear asset to leverage for return of capital putting one in more of a drivers's seat than passenger seat.As a very successful investor told me early on, "Deals are like buses, another one will come along."

In the end, the largest driver of profitability is the demand in the market you choose to invest in.

They were understandably upset. at this point only the wife knows, as her husband is a truck driver and wasn't around.

The internals are mostly plastic, allowing them to easily be broken with a specialized tool, or even a screw driver, and show no external signs of forced entry.  

Property type and having unrelated partners or not are the biggest decision drivers for me.
